Storing and Rigging Specialized Bio-Equipment for New Laboratory

A biomedical research firm in upstate New York reached out to R. Baker & Son for assistance with a special project. Two areas of a 40,000 square foot research building were to be phased out to make way for a new state-of-the-art laboratory with several large flex support rooms and new utilities.

R. Baker & Son’s conditioned warehouse was the central staging point for various equipment arriving from manufacturers around the world, including Israel, Germany, and Australia. The equipment arrived at the warehouse over a seven-month period and was thoroughly inspected on arrival.

When the project was ready, it was time to move the equipment in three phases. Phase 1 entailed the rigging, setting, and assembly of two 30,000 CFM custom air handlers with built-in mechanical rooms and a new 2,000 kW generator with built-in load banks and belly tank. They were carefully set on prefabricated steel in a fenced outdoor courtyard in the rear of the building.

Phase 2 was a lot more challenging as it required bringing several skids into the lower level of the building. Included were a large multi-sectional RO/DI water treatment skid, a large waste neutralization system, and several 1,000-gallon tank/piping skids. An expansive below-ground fresh air areaway was used by removing the grading and several outdoor air louvers that allowed access into the lower level. A 40-ton crane was used to rig each piece in sequence, and chain blocks and skates were used to bring the load in through the lower-level louvers. Once the equipment was assembled and set in place, the louvers and grading were reinstalled to their original condition.

The final phase of the project entailed rigging and installation of 38 pieces of equipment of varying sizes and weights. Floors were protected with paper and plywood to prevent damage. Most of the equipment was brought in through double doors. A large skylight in the flex area was used for rigging in larger equipment that could not be brought in through the doors or elevators. R. Baker & Son worked closely with manufacturers and the commissioning agent to verify that all equipment was set and assembled properly and no damage had occurred during any of the three phases.
