Preconstruction Services or Precon

The goal on every construction, renovation or demolition project is to have experienced, reputable contractors bid the project competitively. Preconstruction services, often referred to as precon, help to define the most efficient way to execute the work while minimizing costs and schedule. R. Baker & Son can provide expert preconstruction services on any project. 

Because dismantling and demolition projects don’t usually require a lot of new materials or equipment, the majority of project costs boil down to labor hours. Estimated hours must be kept lean, which requires careful upfront planning to prevent downtime and ensure a smooth process from beginning to end. Lack of preconstruction planning could potentially result in hundreds of hours of unnecessary time. Precon also helps keep contractors on their toes, keeps competition sharp, and helps eliminate those who may not be qualified. 

There are many ways to accomplish this on dismantling and demolition projects. Asbestos, lead paint, and other substances that require abatement should be identified and addressed before work begins. The same goes for decontamination of hazardous items like tanks, pipes, lab hoods, sinks, countertops, etc. Utilities like electrical, gas, and fiber optics should be pre-identified and clearly marked as to whether they are to stay or undergo removal so the project is not delayed by questions. It is also important that owners remove portable items they wish to keep prior to the start of the project. 

Preconstruction planning should determine how much workforce will be required and when to accomplish scheduled tasks during the project to ensure the most efficient use of labor. It should also pre-examine whether problems that arise during the project will be handled more efficiently with additional workers or by existing personnel working overtime. Last but not least, a clear scope of work should be provided as to where dismantling and demolition should begin and end as oftentimes these plans are lacking in detail.
