Accelerated Project Timelines with R. Baker BIM Laser Scans

R. Baker BIM Laser Scans for Demolition Project

R. Baker was awarded a large demolition project in an existing 130k sq/ft laboratory facility to make way for a new modern lab facility.  Our client had presented us with a very aggressive demolition schedule that was now six to seven weeks behind the original start date. This delay was due to a combination of items from permit approvals, unforeseen design delays, and final funding challenges. The project had specific construction milestones to be met to receive this critical funding. These delays could now put some of the early funding in jeopardy. About half of the project's demolition scope was select demolition in the mechanical, electrical, and laboratory areas. This was a significant concern for our client, and they were looking for ways to pull the schedule back. 


Our demolition approach needed to address the six-week start delay of the project. This would require cutting the demolition and construction start time by at least twenty-nine days. To do this, we knew the job needed intense planning, and all work had to be laid out in great detail beforehand to maximize efficiency for various crews working in multiple areas. Our response to this challenge was going to be a bit high-tech. We saw an opportunity to perform BIM laser scanning in many project areas. We then used the Bim 3-D models from the laser scans area by area. Going through the model in great detail, and bringing that information into the field we could carefully mark out and identify everything that needed to be removed and what would remain.

After careful planning and mark out using the BIM models, we were able to execute the demolition in a highly efficient manner. Before any demolition work began, all utilities were carefully cut, capped, and made safe. To further enhance efficiency, our demolition crews worked in a specific sequence of three. The first crew performed the actual demolition and removal, the second crew moved the debris to the loading docks, and the third crew loaded and placed the debris in the proper recycling dumpsters, and carefully placed equipment onto flatbeds, low boys, and waiting trucks for removal. 

Lastly, R. Baker removed most of the concrete housekeeping pads to save time while moving quickly through the facility. We also incorporated new construction needs by cutting openings in concrete floors and walls to accommodate new ductwork, mechanical and electrical utility piping. This allowed MEP installation contractors to begin their work much sooner per the schedule.

Through the upfront efforts of using BIM scanning technology, marking all work in detail, maximizing crew efficiency, and prepping for new work, we were able to bring the schedule back the needed six weeks, making for a very happy client. We also wanted to thank our client's facility and engineering crew, who greatly assisted in this effort.
