Reuse and Value Engineering - Save Money on Projects

Project costs are based on a detailed estimate, usually not to exceed a specific number with a small contingency built in for unforeseen costs. On many projects, as design and scope progress, costs begin to build and oftentimes exceed the “not-to-exceed” amount before the design is done. This is where project owners look to value engineering to bring costs back to budget, which requires knowledge experience, and some creativity in order to save money. Common value engineering targets are equipment and material costs and ensuring everything is competitively bid, with little or no single sourcing. If deeper cuts are required, taking a hard look at assets fit for reuse has become a large part of what R. Baker & Son brings to the table. It can be beneficial and cost-effective for owners to get the demolition contractor involved in project value engineering. 

Examples of assets that can be salvaged during demolition and reused include doors, windows, lighting, flooring, banisters, HVAC equipment, plumbing skids, cubicles, and office furniture. Some salvaged items and equipment may require refurbishing or repair, but this usually comes at a fraction of the cost of purchasing new.
